The primary objective of the Inspection Department is to safeguard the health, safety and welfare of the citizens and businesses of Livonia. In this effort the department provides:
Permits, Plan Review and Inspections: Building (Residential and Commercial), Plumbing, Electrical, Mechanical (HVAC), Fire Suppression, Fire Alarm, Life Safety, Signs, Rental License, Liquor License, Annuals, Biannual, and Zoning Compliance.

Contractors and homeowners in Livonia can apply for permits using the new Online Inspection Portal . The portal allows users to apply for all types of permits, such as building, zoning, electrical, plumbing, and heating.
Contractors with multiple projects will be able to create an account for easy access to all of their projects.
Contractors must register before using the Inspection Portal for the first time.
The BS&A Online (BS&A) site has a landing page to create an account and begin the online process of applying for permits and scheduling inspections.
In order to utilize all of the features BS&A provides, you must create an online BS&A Account and link it with the contractor record that is established in our Building Department software. This allows you to see all of your permit and inspection history with the City of Livonia.
Access our online portal and follow the registration process. You will be sent an email once your account is created. Once you have clicked on the link in the email your account will be activated.
Once I've created the account, how do I link it with the municipality?
1. While logged into your BS&A account, click on the 'Municipalities' button found in the top right-hand corner of your screen.
2. Search for and click on City of Livonia.
3. Under the Building Department heading (in the tree on the left of your screen), click on View My Activity.
4. From here, click on the yellow 'I have a pin' link and enter this pin:
(this pin will link your BS&A account with your City of Livonia contractor account)
Once you have created and linked your account, you will be able to log into BS&A at any time to view your activity history, request inspections and apply for permits online.
Permit applications, plans, forms and payments can still be submitted by mail or dropped off in the red drop box out front of City Hall.
Please provide a valid Phone Number and Email Address with all applications.
Funds will be required to process applications. Submit by either Cash or Check, preferably by Check. Checks are to be made out to the “City of Livonia”.
There is a two-week lead time for issuing Permits, providing we receive all the necessary information. Please check the BS&A Online link to check if your permit has been issued.
We are conducting inspections based on availability and type of inspection. Please schedule your required inspection by using the Request an Inspection form.
Video inspections may be requested and performed when possible. You must contact your inspector after scheduling for specific requirements. See Staff Directory.
